The Byrd Center is an industrial business park in Richmond, Virginia, consisting of ten buildings on 32 acres totaling approximately 475,000 square feet. The Byrd Center routinely stays substantially leased with a plethora of small industrial tenants and provides an excellent return on investment. It is well located near the Richmond International Airport.

The Greensboro Airport Hampton Inn is a 125-room hotel located three miles
from the Piedmont Triad International Airport (GSO) at the intersection of
I-40 and North Carolina 68. It is exceptionally positioned to accommodate
interstate and airport travelers, and is well designed to serve the nearby
regional companies that generate room demand. The Greensboro Airport Hampton
Inn has been maintained in excellent condition, and there are many
restaurants and support amenities in the area. The hotel currently and
historically has experienced strong market penetration as reported by Smith
Travel.
John Rolfe Place is a high-end office condominium project that was a ground-up development by Medalist created in the West End of Richmond at the intersection of Ridgefield and John Rolfe Parkways. John Rolfe Place offers ownership status with the shared conveniences of a condominium. The project contains 36,000 square feet of office space within three free-standing buildings and a Wachovia Bank branch. John Rolfe Place is sold out with the exception of one unit.
The 119-room Norfolk Naval Station Quality Inn is situated along the busy Hampton Boulevard just outside the main gate of the Norfolk Naval Station. It was built in 1987 and has had several renovations over the past six years. The hotel enjoys excellent occupancy, and is out-performing expectations. The hotel almost exclusively serves the adjacent military/industrial complex and we look for steadily improving, superior performance of this investment.
Patriot Plaza is located on Richmond Road in Williamsburg. This famous thoroughfare is a shopping destination for tourists and residents. Patriot Plaza was formerly an outlet mall purchased by Medalist from Chelsea Outlet Mall REIT in December, 2005. The property is currently 75% occupied with several retail tenant leases under review. Medalist is working to reposition the 79,000 square foot property into a traditional retail center.

Polo Place was purchased by Medalist in October, 2005. The center is located in Midlothian, Virginia and is part of the Shoppes at Bellegrade complex. It is flanked on each side by Quiznos and Starbucks, and is a desirable location.

This shopping center is strategically located one mile east of the Fort Eustis Army base on Warwick Boulevard U.S. Route 60 in Newport News, Virginia. Stoneybrook is tenanted by Food Lion, Dollar General, H & R Block, Stoneybrook Physicians and a variety of retail tenants. It is positioned to attract customers to its established merchandisers with 80,000 residents within a five-mile radius. Occupancy levels at the center have been close to 100% over the past three years.
Medalist acquired Sunrise Apartments in October of 2004. The project was suffering from a number of problems such as site drainage, unit flooding and moisture, credit and management issues. All of these issues were addressed by Medalist and after 24 months of ownership, the project was sold delivering a significant return on the investment.

Warsaw Village Shopping Center is a 60,300 square foot shopping center and is anchored by Food Lion, Rite Aid, Dollar General and Radio Shack. It is located in Warsaw, Virginia and includes two unimproved outparcels. The property acquired by Medalist Properties in July, 2003 has been 100% leased since acquisition.

West Point Station is a 30,000 square foot retail center on Route 30 in West Point, Virginia. The Medalist team redeveloped the former grocery store and procured tenants including McDonald’s, Pizza Hut, Virginia ABC, Subway and other retail businesses. The property is 100% leased.
